It depends on where you’re at on the Lake, how much frontage do you have, is it a 3 season or 4 season house, is the house new or old, etc. Those will ultimately determine the overall price point of the house, but they do all have one thing in common – they are on Lake Winnebago. Water frontage is the largest factor because the more frontage you have, the more expensive it tends to be.
The Current Housing Market Stats
Breaking down todays information for you the average price for both homes currently listed (Year 2020) and homes that have recently sold. After reviewing what is currently listed on the MLS that information dictates the average price point right now for houses that have sold is 393,000.
On the other hand the average price point for houses currently for sale is 495,000. The lowest house that sold is 155,000. The highest one that sold within the last 6 months is a million dollars. Like I mentioned before, this is averaged out & there are both affordable & not so affordable waterfront homes for sale on Lake Winnebago. Again, it does come down to the size of the house, the amount of water frontage, & where you are located on Lake Winnebago.
Where are the Cheapest Houses Located on Lake Winnebago
The most cost-effective area to move on Lake Winnebago is going to be over on the North East side in the Stockbridge area. The reason behind this is because Stockbridge is located quite a ways from most retail & grocery shopping locations. The convenience of living there is not as great as living in the Neenah or Menasha area. Because of the commuting required, the price point tends to be on the lower side.
