Now, the difference between the two options is if you pay cash for a house, all you have to wait on is the title company to be ready for closing, if you’re not getting any inspections or tests or anything like that. A home inspection will typically lengthen a cash transaction to 18-21 days.
The reason the title company is the only delay is because they make sure that everything is clear, there’s no liens or judgments against the property. This will save you from ever having to pay another individuals liens against a home. I would ALWAYS RECOMMEND going through a local title company.
If you are only waiting on the title company it can take 10 to 14 days.
Timeline for Financing a House
If you are financing a house, which is the normal conventional way for first time home buyers, you have to get a mortgage on the property. This mean you make a down payment and the lender will fund the rest of the purchase price. So, how long does this process take?
In a financed transaction you have to have an appraisal done. An appraiser right now, because they are so busy, are about 21 to 30-ish days out. They can complete it quicker, but generally speaking that will dictate how quick your lender can close the loan. I always say a good rule of thumb is about 30 to 45 days. 30 days at the very soonest, 45 days on average they can close a loan.
