Carter Crowley: Hey you guys, Carter Crowley here with Crowley Real Estate, and I’m just bringing you a quick video today on the dos and don’ts when buying a house with foundation issues or basement issues.
First, I always like to mention then seek professional advice, whether it’s a foundation expert coming to take a peek at the property or a home inspector giving their recommendation. That’s what I would go with first off. From my experience, when you are dealing with walls that are either cracking, bowing, leaking, whatever it is, it is fixable and it can be resolved, but it’s just, there’s always a cost to go along with that. And what I mean by that is, say your wall is bowing. More or less, if it’s greater than one inch deflection, so it’s bowing greater than an inch, it’s off-center, there is going to be … foundation work is going to be needed in order to solve that. So whether it’s posting … putting up beams in there or they’re doing the crank system that some companies here in the valley do, either option is a possibility and if it’s severely bowing or it’s cracking or something like that, they might even need to excavate next to the house, redo the wall, and then go from there.
These can all be worrisome to a new buyer or a new homeowner or a seller, whatever, and the cost is very high associated with it. Typically, I see about $5,000 per wall. When I’m going through a house and evaluating it, or I’m letting a buyer know the costs of doing it, it is typically about $5,000 wall. It can be cheaper, depending upon what you need to have done, but that’s just from my experience and what I give out as advice.
Now would I recommend purchasing a house with wall issues or foundation issues? Possibly. It really depends upon the severity of it. If it’s just a little leak, typically that can be fixed with drainage away from the house. That’s the most important thing you can do. Otherwise if it’s severely bowing, there’s a ton of step cracks which sound just like what it is. It’s when there’s a brick foundation, there’s cracks that go like this.
If it’s very severe, I would probably say avoid it. Avoid it at all costs. You can find another house in the valley that doesn’t have foundation issues. Unless the seller is willing to repair it, and it’ll be professionally done, then you can move on from there. But that’s just some of my advice.
